What are floorplan services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a measurement service, an appraiser takes measurements of the property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they mark the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch the property. Then, the appraiser writes up a report and a more detailed sketch showing the total living area of the house and the overall layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service needed?

Challenging property taxes

Property tax records frequently reflect incorrect square footage because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more space than you own! Unless an appraiser has executed a recent evaluation or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Marketing a listing

A measurement service can secure a fair price for your property. Area is one of the biggest elements potential buyers consider when purchasing a house — but since these values are often approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any renovation that might have affected square footage).

For agents

To ensure that your client's property closes at a price that accurately reflects market value, we advise requesting a floorplan service for the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tool for getting potential buyers interested because they can view the layout and attributes of the property before and after a walkthrough.
